Here’s some advice for handling your next home inspection.

In today’s market, things are very competitive for buyers and the inspection process is a critical part of the home-buying transaction. Today I have some advice to share for making sure your home inspection goes smoothly:

First, schedule the inspection once your offer is accepted. I suggest doing it as quickly as possible to determine whether there is anything wrong with the home that would cause you to withdraw from the contract. 

Once you get the report, sit down with your agent and go through each item, putting them into five different categories: water, structural, infestation, mechanical, and safety. Anything that falls into one of these five categories should be addressed. Anything that doesn’t fall into them is up for negotiation.

“Get the inspection done as quickly as possible.”

When deciding how to address repairs, you have two options:

1. Ask the seller to make the repairs 

2. Make the repairs yourself after moving into the home
